Stable Foundations is a foundation, crawl space and basement repair company with its main office on Maple Street in Ashland and a second office in Richmond. It started in 1992. BBB names J. A. Walder Jr. as president; his family's related contractor, J A Walder Inc, dates to 1957. Call (804) 207-5399 to book a free inspection.

About Stable Foundations

Stable Foundations repairs foundations, crawl spaces and basements across the Richmond area. Its main office is at 12439 Maple St. in Ashland, with a second office on Summit Avenue in Richmond. Its About page says it began as a small Richmond foundation repair company in 1992, and BBB gives the same start date. BBB names J. A. Walder Jr. as president. The sister company Walder Foundation Products says Jack A. Walder Jr. also leads J.A. Walder Inc., which his father founded in 1957.

Most of the work is structural. The foundation page names helical piers as the fix for stair-step cracks, sticking doors and walls pulling apart outside, and lists crack injection, wall reinforcement and house leveling. Under the house, the company replaces vapor barriers, seals and encapsulates crawl spaces, installs dehumidifiers and sump pumps, and repairs sagging floor joists and failing support posts. It also repairs bowing basement walls and waterproofs basements with interior drains.

Every job starts with an inspection. The foundation page says the company offers a free on-site inspection, with measurements and notes, and gives you a written proposal before you commit. The site says some systems carry manufacturer warranties that may transfer with the house, depending on the product, but it gives no lengths or terms. Ask for the warranty in writing with the proposal.

On licensing, the foundation page says the company is licensed through Virginia DPOR under license 2705140978. The state list shows that number as a Class A license for Stable Foundations LLC with one specialty, Highway/Heavy (H/H). The state rule for H/H lists foundations among the work it covers. The related J A Walder Inc license at the same address adds residential (RBC) and commercial (CBC) building. Hanover County issued Stable Foundations LLC five residential alteration permits between February and May 2026.

  • The license class caps the size of the job. Class C covers jobs over $1,000 and under $30,000, Class B covers $30,000 to under $150,000, and Class A covers $150,000 and up.[6]
  • Virginia's building code requires a permit for work on any structural component of a house. Agree in writing who pulls it.[9]

Stable Foundations questions

Is Stable Foundations licensed in Virginia?

Yes. Its foundation page cites DPOR license 2705140978. The state list shows that as a Class A contractor license for Stable Foundations LLC, expiring May 31, 2027, with one specialty: Highway/Heavy (H/H). Does Stable Foundations charge for an inspection?

No, according to its site. The foundation page describes a free on-site inspection that covers a visual check, measurements and notes on what the inspector finds. It says every proposal starts from that documented inspection, so you can read the findings before you commit. The site does not say how long a visit takes.[5]

What crawl space work does Stable Foundations do?

Its crawl space page lists encapsulation with a heavy-duty vapor barrier, vapor barrier replacement, dehumidifiers, sump pumps and drainage, insulation, and access doors. It also repairs sagging floors caused by weak floor joists or failing support posts, and repairs framing damaged by wood rot. Ask which of these the inspector recommends for your house.[14]
